How it works

The AI drafts. You approve. The job gets done.

Every action lands in one queue with its context, draft, confidence and reasoning. Nothing is sent to a tenant, owner or regulator without a human click.

01

AI drafts

Agents watch new messages, repairs, arrears, expiring tenancies and compliance dates. Each one becomes a single, deduplicated draft.

02

You approve

Read the draft and the reason. Approve, edit then approve, or reject with a note. The audit log names you and the time.

03

Done, and recorded

The reply posts to the tenant thread, the ticket is triaged, the bill is entered, the renewal is offered — all with a trail.

Features

Everything you chase, in one place.

Built in the words tenants and agents use: Repairs, Rent, Renewals, Viewings. Not work orders and guest cards.

AI Inbox with approvals

Replies, triage, arrears chases, renewals, bills and listings arrive as drafts with confidence and reasoning. Approve, edit or reject.

Under 1 minute

Repairs triaged from photos

Tenant reports a leak with a photo. The AI classifies urgency, suggests a trade and estimates the cost before you dispatch.

3 fields to check

AI bookkeeping and bill entry

Upload a contractor invoice; the AI reads supplier, VAT, property and job. Nothing posts until you approve it.

60-day runway

Renewals and rent reviews

Expiring tenancies surface 60 days ahead with an RPZ-checked offer and the notice steps you need to take.

24/7

24/7 AI receptionist

Answers rent, repair and emergency questions from the tenant's own tenancy, then escalates with the full transcript.

Rent collection and arrears

Mobile-first

Owner and tenant portals

Landlords see statements, net-to-owner and quotes to approve. Tenants pay, report repairs and message from their phone.

AI-written listings

Generate an advert from the unit facts, rent, features and BER/EPC. The agent approves before it goes live.

One system, not four

Stop paying for a CRM, a repairs desk and a referencing portal.

Most small agencies run a CRM + Fixflo + Goodlord + a spreadsheet for rent. Tenantly is one ledger, one inbox, one audit trail — with AI doing the drafting across all of it.

Compliance

Rules that differ on each side of the Irish Sea, handled separately.

Tenantly labels results as a simplified rule and tells you to verify with the RTB or a solicitor before acting. The cap is configurable per organisation.

Ireland

RTB · RPZ
  • RTB registration within one month, annual re-registration and due-date reminders.
  • RPZ rent review: lower of 2% per annum or HICP, once every 12 months, 90 days' notice and a copy to the RTB.
  • Deposit capped at one month's rent; total upfront capped at two months.
  • BER required on adverts; PSRA licence and client-money summary for agencies.
  • HAP flag and ledger method, with a six-year tenancy market reset note.

United Kingdom

Renters' Rights
  • Deposit protected in an approved scheme within 30 days, with prescribed information served.
  • Annual Gas Safe check and record; EICR every five years; EPC at band E or above.
  • How to Rent guide and Right to Rent evidence recorded on the tenancy.
  • Renters' Rights Act: periodic tenancies, section 13 increases once a year with two months' notice.
  • RTB and RPZ do not apply — the checker says so, rather than hiding it.

Demo data includes real flags: one tenancy missing RTB registration, one possible RPZ breach, one UK deposit unprotected, a BER missing in Galway and an EICR due within 30 days. The compliance badge equals the number of at-risk items.

FAQ

Straight answers.

Who is Tenantly for?+

Small letting agencies, self-managing landlords and property managers in Ireland and the UK. There is no minimum unit count, so a landlord with three flats can start today.

Is the AI making decisions on its own?+

No. In this release every AI action is a draft. A person approves, edits or rejects it, and the audit log records who decided and when. Autonomy per action type is a later option.

Does it handle Irish and UK rules?+

It tracks RTB registration and annual renewal, RPZ rent reviews, the one-month Irish deposit cap, BER, UK deposit protection, gas safety, EICR, EPC and the Renters' Rights Act changes. Rules are simplified: verify with the RTB or a solicitor before acting.

Can I use it for a UK property if I'm in Ireland?+

Yes. One login can hold EUR and GBP portfolios. Each property keeps its own currency, country and rule set.

What is mocked in the demo?+

AI and payments. The AI is a deterministic mock so demos repeat; the card form accepts 4242 4242 4242 4242 and no real card is charged. There are no external network calls.

How does pricing work?+

Per unit per month with a published minimum. Starter is €2.50/unit (min €15), Growth €4.50 (min €49), Agency €7 (min €149), and Enterprise from €1,500. Every tier includes 30 days free and the AI approval queue.
